What about travel between Ambergris Caye and the town of San Pedro?

Owners and their guests will enjoy the 3/4 mile trip to and from the town of San Pedro in a luxurious Bentley pontoon boat. Local water taxis are also available. Once in San Pedro, most everything is within walking distance. Golf cart and bicycle rentals are available as are local taxis. For those that wish, ample mooring facilities are available for private boats as well.

What about the risk of hurricanes?

The Villas & Condos at Las Terrazas are very well situated on the North side of Ambergris Caye to guard against the threat of damage from hurricanes. Annual insurance, which includes hurricane coverage is part of one's common element fees. The relatively insignificant cost of such insurance speaks to the comparably slight risk of damage.

Belize itself is somewhat sheltered by the protrusion of Honduras to the south and Mexico (around Cancun) to the north. Further, as the water becomes shallower at Belize's barrier reef, it cools and that cool water acts as a form of hurricane repellent.

There are two dangers to a hurricane; the wind itself and tidal surges. One of the most important features of the Villas & Condos at Las Terrazas is that they are built of solid concrete anchored directly to bedrock, with tied steel at 6 inch intervals and are raised seven feet above sea level to ensure that even the slightest chance of damage is vehemently guarded against

 

Is it practical to make my Villas at Las Terrazas my full time residence?

The internet and particularly internet telephone providers such as Vonage, have really opened up the possibility of making Ambergris Caye one's permanent home. Professionals, executives and business owners can often accomplish all the tasks they require by internet, fax, telephone or video conference. Meetings no longer become a matter of necessity, but an excuse for your client or colleague to come fishing or diving.

Perhaps your work day would start by taking the kids by boat over to one of the island's several private schools and then fishing for a few hours. Upon your return to your home office, you check your emails from your favorite terrace as the sea laps up against the beach and you watch a kite surfer float lazily off in the distance. That afternoon, you meet your client at nearby Caye Chapel for 18 holes on their picturesque island golf course. That evening, a water taxi whisks you and your family to one of the island's many world-class restaurants.  It's not long before the warmth of the people and the relaxed pace of island life will make you question why you didn't make the move earlier.

How long until my Villas at Las Terrazas is ready for occupation?

We expect to complete Phase I in August 2007.

How is the property to be managed?

Las Terrazas will be managed by Coral Management Group. We recognize that only some owners of Las Terrazas will wish to derive rental revenue from their property. Accordingly, the property will be managed so as to fairly allocate costs according to use. The costs associated with the rental of the Villas (house-keeping, advertising etc) are separately accounted for, and allocated pro rata among those owners availing themselves of those services.

The home-owners board will control the management of the community through an elected Board. The developer will put the management in place and it will be up to the home-owners board to oversee the budget.
